Investor Spotlight Inspection

The Investor Spotlight Inspection is an inspection that is a special created inspection to benefit our clients who are investors. Primarily it is used for those investors who wish to know about a homes main key parts without the in depth view of the minor things that would be included in a full Residential Inspection. We have both the Spotlight Inspection and Spotlight Inspection Pro which offers more benefits.


This type of inspection is specialized for investors both seasons and new ones alike. We find that most investors wish to only know about important facts only about a home and don't require to know about every little thing when going through the home buying process. To this end we've developed a type of inspection call the Investor Spotlight Pro and Pro Max.  This consists of:


- Roof

- Plumbing

- Electrical

- Permits On The Home

- Cooling

- Heating


The difference between the two is one comes with a report and the other is strictly verbal and photos and report isn't included. The verbal one is designed for investors who wish to walk around with the inspector and take notes. Remember these inspections can help you as an investor get an idea of what is going on with the property from a professional standpoint and give you a report that can still be used to negotiate even in AS IS conditions.

When Is This Inspection Used?

Mainly it is used for when a investor is purchasing a new home or a home that they don't know the ins and outs on and is in need of a licensed and trained professional in the industry to give them the facts. If purchasing a home using a home inspector is vital especially for their reporting. With a home inspection report the realtor and investor themselves can use it to negotiate thousands of dollars off the purchase price, ask for things to get repaired, or lastly get closing costs to assist with the issues of the home.
